Dubai Residential REIT is a closed-ended, Shariah-compliant real estate investment trust incorporated in the United Arab Emirates and officially listed on the Dubai Financial Market (DFM) in 2025. It is managed by DHAM REIT Management LLC, a subsidiary of Dubai Holding, and represents a significant milestone in the region's capital markets as the first pure-play residential REIT to go public. The fund was designed to provide investors-both retail and institutional-with exposure to Dubai's thriving residential sector without the operational complexities of direct property ownership.

The REIT's portfolio includes over 35,000 residential units spread across more than 20 communities, serving a population of over 140,000 residents. Dubai Holding Asset Management is the indirect majority strategic unitholder, and the REIT's listing reflects its long-term strategy to unlock value from residential assets. The IPO offered 1.625 billion units, representing 12.5% of the REIT's issued capital, with a price range between AED 1.07 and AED 1.10 per unit, and an expected market capitalization of up to AED 14.3 billion. The listing aligns with the UAE's broader goals of financial market diversification and increased investor participation in real estate-backed instruments.
